HCR Wright Hassall, part of one of the UK’s top 50 law firms, is expanding into new Warwickshire offices, in a deal sealed by commercial property agency Bromwich Hardy.
The company is the new tenant of Hyperion House, a three-storey office block that extends to 20,180 sq ft on Tachbrook Park in Leamington Spa.
HCR Wright Hassall emerged when Wright Hassall joined HCR Law in November last year, with the wider HCR Law firm now employing more than 1,000 people across 13 offices in England and Wales.
Mark Booth, senior surveyor at Bromwich Hardy, explained that HCR Wright Hassall has taken Hyperion House on a 10-year lease at an undisclosed rent.
Mr Booth said: “We’re pleased to have found the perfect new home for HCR Wright Hassall in what is a superb office building that provides Grade A accommodation on a popular business park.
“This property was constructed in the early 2000s and has striking external elevations that combine brickwork, glazing and composite cladding.
“Internally, there are raised floors with air comfort cooling throughout, and a combination of open plan and cellular spaces, with male and female toilets on all floors, plus 72 car parking spaces.”
Hyperion House is in a prominent position overlooking Europa Way, the principal road linking Leamington Spa town centre with the M40 motorway.
Tachbrook Park itself is a 132-acre development just south of the Leamington Retail Park, where businesses include Sainsbury’s, M&S, Next and Starbucks.
Junctions 13 and 14 of the M40 motorway are around three miles to the south-east, with Leamington Spa town about 1.5 miles north.
Leamington Spa train station, which offers direct services to London Marylebone, is also close by.
Bromwich Hardy acted on the deal on behalf of the landlord, Urban and Civic Estates Land Ltd in London.
Kellie Hatton of Shakespeare Martineau in Sheffield provided legal advice for the landlord, with Philip Parkinson of HCR Legal in Worcester acting for the tenant.
