Bromwich Hardy property deal helps Midland health and beauty firm’s expansion

A health and beauty company has expanded into a unit on a Warwickshire business estate, thanks to a deal sealed by leading commercial property agency Bromwich Hardy.

Hydrafacial UK Ltd, a skincare specialist, has taken Unit 8 Triton Park on the popular Swift Valley Estate, off the Brownsover Road in Rugby.

Mark Booth, senior surveyor at Bromwich Hardy, explained that the new letting was on a five-year lease.

Mr Booth said: “We are pleased to have found an ideal location for Hydrafacial UK to grow their business.

“Triton Park is a modern estate of terraced industrial and business units on Swift Valley, Rugby’s prime industrial and distribution employment area, with easy access to the Midland motorway network.”

Unit 8 is steel framed with brick elevations, a minimum eaves height of 5.7 metres, a full height roller shutter door and a metal clad roof with inset lighting.

It includes a two-storey modern office, with kitchenette and toilets, forecourt loading and parking, plus additional onsite staff car parking.

The location on the northern side of Rugby is around 1.5 miles away from Junction 1 of the M6 motorway, via the A426.

Rugby railway station is on the West Coast mainline, with Euston being 54 minutes and Birmingham 39 minutes away.

Bromwich Hardy worked on the deal as joint agents with Drake & Partners of Rugby.

Fredrik Edlund of Mills & Reeve of London provided legal advice for the landlord, while the tenant’s solicitor was Helen Emmerson of Gowlings WLG (UK).
