A large warehouse and industrial unit located in the prime ‘golden triangle’ logistics hub of the West Midlands is on the market to let with Bromwich Hardy.

Unit 9, Progress Way expands to 53,950 sq ft on the Binley Industrial Estate, around three miles east of Coventry city centre, with good connections to the national motorway network.

Mark Booth, senior surveyor at Bromwich Hardy, explained that the property, which has an excellent yard and ample loading bays, is currently undergoing an extensive refurbishment, including a new roof.

Mr Booth said: “This is great opportunity for a company to rent a large, quality space in an excellent Midlands location.

“The property is a self-contained, fully fenced and high bay logistics facility, with both ground and first floor offices.

“The site benefits from excellent transport links and a number of local amenities, making it a convenient and attractive location for businesses and employees alike.”

The property is considered suitable for light industrial, general industrial and warehousing use.

The main warehouse extends to around 47,558 sq ft, with another 4,078 sq ft of office and ancillary areas, plus 2,314 sq ft on the first floor.

There are six dock-level doors, including double-width doors of 7.5 metres, and eight level-access doors up to 5.64 metres wide and more than 5 metres high.

The height to eaves is 6 metres, rising to 7.5 metres at the apex on all three bays, with LED lighting throughout, plus ample car parking and yard space.

The property has a main reception with male and female toilets, ground and first-floor offices with a kitchen area.

Binley Industrial Estate is close to the A46 which connects to Junction 2 of the M6/M69 intersection to the north, as well as the M40 motorway to the south, plus access to Rugby on the A428 west.
