The site is a level site currently used as a vehicle garage and MOT centre. There are two main structures on site. These comprise a large detached two-storey property which is containing office space and a residential flat; along with a single-storey structure that houses the car workshop; MOT testing station and reception. The site is within an area that comprises both residential and commercial properties.
To the north, east and south of the site are predominately residential dwellings (along St Helen's Road and Tachbrook Road, plus north of Queensway) whilst to the west of the site on the opposite side of Tachbrook Road is a large area of commercial properties that contains various business and industrial uses (including Heathcote Industrial Estate).
We believe that the site has a B2 use class but interested parties are invited to make their own enquiries to Warwick District Council Planning Department. There are no planning applications showing on the LPA's website for the site. It is our view that the site would suit a variety of uses subject to appropriate planning permission.
