High quality units at new development near M6 in Coventry now available

Bromwich Hardy is busy handling a steady stream of enquiries for high quality units at a new industrial and logistics development close to the M6 near Coventry.

Exhall Gate was built between 2021 and 2024, but work on new junctions connecting it to local roads means it has only been available for practical completions in recent months.

Mark Booth, senior surveyor at Bromwich Hardy, explained that two of the 10 new units have already been taken by medical equipment supplier Medicare and wholesaler Yesss Electrical, with a third unit pre-let to bakery chain Greggs.

He said that the seven units still available ranged from 2,106 sq ft to 27,730 sq ft and were available individually or could be combined.

Mr Booth said: “Exhall Gate is a development of 10 high quality production and logistics units totalling 79,275 sq ft and we’re now busy handling a steady stream of enquiries.

“The fact that Greggs, Medicare and Yesss Electrical all had the confidence to reserve units before practical completion shows how this is a premier site designed and built for top occupiers.

“The scheme is located fronting Longford Road within an established commercial area, only half a mile from Junction 3 of M6.

“The site has unrivalled accessibility, not only to the national motorway network but also locally via the A444 with direct links to Coventry, five miles south, and Nuneaton, five mile north.”

The steel framed units at Exhall Gate have insulated elevations and reinforced concrete floors, with 10% translucent roof panels, a three-phase power system, with gas and water connected.

All units have eaves heights from 6m to 8m between one and three loading doors, with designated yard and car parking areas, plus quality electric vehicle charging facilities.

Mr Booth added: “The remaining units are all now available for immediate occupation and any companies interested should get in touch as soon as possible as competition will quickly build up.”

The remaining unit are: 1B, with 7,292 sq ft; 1C, with 7,212 sq ft; 2, with 27,730 sq ft; 3A with 2,106 s ft; 3B, with 3,886 sq ft; 3C, with 8,866 sq ft; and 4A, with 7,287 sq ft.

The development by Barwood is being jointly marketed by Bromwich Hardy and Carter Jonas.

Coventry has a population of 375,000 and is the second largest city in the Midlands, the fastest growing economic area and largest exporting area outside London.

An £82 million regeneration of Coventry Train Station will include a 644-space car park and a second station building, and a £300 million worth of city centre retail and leisure developments are currently underway.

The average age of the population is 36.2 years – one of the youngest cities in the UK – and another six million people live within one hour’s drive of the city.

More than 75% of England can be reached by road within a two-hour drive of the city.
