A local charity’s former headquarters in a Midland town centre is up for sale for less than £1 million with commercial property agency Bromwich Hardy.

White Lion Chambers is a large office with approximately 9,069 sq ft of flexible office accommodation, although it also has planning consent for conversion into 17 residential apartments.

The three-storey building is prominently situated at 44 High Street in Bedworth town centre and was initially available for £1.15 million.

However, the owners have now made a substantial discount to offer the property for sale at £995,000 – a figure that represents only £110 per sq ft, or to rent it at £84,000 per annum.

White Lion Chambers is the former home of People in Action, a charity providing specialised care, advice and support for adults in the community. The property has been empty since the charity moved.

David Penn, a partner at Bromwich Hardy, said: “This property presents an excellent opportunity for businesses seeking a well-located office, or for investors exploring what could be an exciting future redevelopment potential.

“White Lion Chambers is conveniently located adjacent to Spitalfields public car park, which is within 200 metres of Bedworth’s primary shopping district, ensuring accessibility and convenience for both businesses and visitors.”

Mr Penn added that while continued office use was an option, the property has approved plans for conversion from Class E office use to 17 residential apartments, specifically 14 one-bedroomed and three two-bedroomed units.

The space at White Lion Chambers includes 3,162 sq ft on the ground floor, 3,162 sq ft on the first floor and 2,745 sq ft on the second floor.

The approved floor residential conversion plans are for six one-bedroomed flats on the ground floor, one two-bedroomed flat and five one-bedroomed flats on the first floor, and a pair of two-bedroomed plus three one-bedroomed flats on the second floor.

White Lion Chambers is only a five-minute walk away from Bedworth train station, offering convenient rail connections to Coventry and Nuneaton.

Bedworth itself is positioned between Coventry and Nuneaton with excellent road links. Junction 3 of the M6 is just two miles away, providing easy access to the M69, M1, M5, and M42.
