Bromwich Hardy has completed a successful £2.15 million investment sale of a well located industrial site in Coventry.
On behalf of a private client, Bromwich Hardy and joint agents T5RE have sold 40 Bayton Road to another private investor.
The freehold 3.08 acre site provides 15,815 sq ft comprising three warehouses and offices, and the sale price reflects a net initial yield of 5.25%.
The property is let to Arena Event Services Group on a ten year lease at a rent of £120,000 per annum, the site has extensive on-site parking, a large yard, secure perimeter fence, level access loading doors to the warehouses and a single storey office block.
Ed Bunbury, partner at Bromwich Hardy, said: “40 Bayton Road is a well located, secure industrial site within the well-established Bayton Road Industrial Estate, north of Coventry city centre.
“The location means that the area is highly suitable for logistics, manufacturing and trade occupiers.”
Bayton Road is close to the A444, providing direct access to Junction 3 of the M6 providing excellent links to the national motorway network including the M69, M42 and M1.
The successful sale follows Bromwich Hardy being named “Commercial Agency Team of the Year” in the National Property Awards 2026.
The accolade is the latest for Bromwich Hardy after it was named “Property Business of the Year” earlier this year in the West Midlands Business of the Year Awards 2026.
Ed Bunbury added: “The sale of 40 Bayton Road demonstrates once again the strength of the industrial sector in Coventry, with the city consistently outperforming its regional peers.”
