An early 19th century Grade II-listed building in Royal Leamington Spa has been sold for more than £1 million in a deal sealed by commercial property agency Bromwich Hardy.
The refurbished Regency period property at 9 The Parade was sold on behalf of Midon Properties Ltd for £1,050,000 to Appoly Ltd, which already owns the premises next door at 7 The Parade.
Bromwich Hardy had been managing the 5,407 sq ft property for several years when the owners made the decision to sell after the former tenants moved on.
Steve Compton, a consultant chartered surveyor at Bromwich Hardy, explained that the property includes a basement, a lobby and retail area on the ground floor, and then offices on the first, second, third and fourth floors.
Mr Compton said: “We’re pleased to have completed the sale of this superb, Grade II-listed building located at the upper end of The Parade.
“The property has been carefully refurbished, with many original period features carefully retained, and it includes seven allocated parking spaces at the rear.
“The ground floor space provides great opportunities for food and beverage or retail use, and there is high-quality office accommodation throughout the upper floors.”
9 The Parade includes 139 sq ft in the ground floor lobby, with the ground floor retail area extending to 1,750 sq ft.
There are then office spaces of 1,272 sq ft on the first floor, 788 sq ft on the second floor, 843 sq ft on the third floor and 615 sq ft on the fourth floor.
The Parade is an attractive Regency terrace that forms the main shopping street in Royal Leamington Spa town centre, with a wide range of specialist shops, major retailers, restaurants and bars.
The town has become an important commercial centre that hosts a large number of companies and organisations’ headquarters, and it has easy access of Junctions 13 and 14 of the M40 motorway.
