Vacant warehouse refurbished into a modern logistics facility

Work to transform a vacant warehouse close to the M40 in Warwickshire into a base for a modern logistics facility has been completed.

The refurbishment of the unit of around 40,000 sq ft in Southam would provide the opportunity for a logistics operator to set up in the heart of the distribution network.

The Wigley Group, the property, development and construction company headquartered at nearby Stockton, acquired the unit in Northfield Road last year and has since invested in the region of £75,000.

The overhaul has created a large, open warehouse facility, which benefits from nine-metre eaves height for large-scale storage, with improved offices, goods yard and parking.

Its accommodation and close proximity to motorway links is expected to appeal to a wide cross-section of logistics operators, including last-mile delivery.

Chris Parsons, property manager at The Wigley Group, said: “The unit was a strong addition to our portfolio when we acquired it last year and we believe our investment will help fulfil its potential.

“The warehouse was full of floor-to-ceiling racking which we have removed along with a mezzanine to create a large, open and clean space with lighting and new flooring.

“We have also refreshed the offices, and carried out landscaping works to make the goods yard and parking more presentable.  The whole refurbishment has really transformed the unit’s appearance and potential.”

The unit has been renamed Southam 40 to reflect its size and proximity to the M40, and the leasehold is now being jointly offered by commercial property agents Bromwich Hardy and MWRE.
